Status of overall development zones (Unit 1 ~ Unit 2)

(1) Unit 1: Anhe Urban Land Readjustment Zone:

The establishment of Preparatory Committee was approved on October 1, 2004. Detailed plans were drafted on May 2, 2005 after agreement was gained from more than one half of privateland owners owning a majority of land area in the zone. Implementation of the detailed plans was announced on November 22, 2007. The Readjustment Plan and Drawings were displayed for 30 days between January 31, 2008 and February 29, 2008. General Assembly was called to elect the directors and supervisors and found the Readjustment Committee on April 15, 2008. To meet the needs ofland allocation in the readjustment zone in accordance with Article 59 of The Equalization of Land Rights Act, the application was approved by Ministry of the Interior on September 27, 2010. The following prohibitions or restrictions were then declared between October 1, 2010 andMarch 31, 2011: (1) Land transfer, subdivision, or creation of obligations; and (2) New construction, additions, alterations or reconstruction of building improvements, excavation of soil and rock, or changes of the terrain.Compensationsto above-ground improvements have so far been paid up to 90%. Evaluation and review on the land price comparison before and after the readjustment has been completed byTaichung CityGovernment. The results of land allocation were publishedbetween March 13 and April 13, 2011.All the projects inthe zone have been checked and accepted. The Readjustment Committeehas passeda resolution to transfer and register parts of offset land to the original land owners.

(2) Unit 2:Liming Urban Land Readjustment Zone:

The establishment of Preparatory Committee was approved by Taichung CityGovernment on March 3, 2006. Detailed plans were drafted after agreement was gained from more than one half of private land owners owning a majority of land area in the zone. Implementation of the detailed plans was announced on November 14, 2007. The Readjustment Plan and Drawings were approved by the Taichung City Government on January 29, 2008 and were displayed at the venue of Preparatory Committee, the Xitun District Office and the Nanitun District Office for 30 days between January 31, 2008 and February 29, 2008.The 1stGeneral Assembly was called on March 12, 2008to elect the directors and supervisors and found the Readjustment Committee. To meet the needs ofland allocation in the readjustment zone in accordance with Article 59 of The Equalization of Land Rights Act, the application was approved by Ministry of the Interior on May 7, 2009. The following prohibitions or restrictions were then declared between June 1, 2009 and November 30, 2010: (1) Land transfer, subdivision, or creation of obligations; and (2) New construction, additions, alterations or reconstruction of building improvements, excavation of soil and rock, or changes of the terrain.Evaluation and review on the land price was completed on December 14, 2010.Projects on Municipal Road and Gongyi Road were checked and acceptedand handed over. The ceremony to open these two roads to traffic was held on July 29, 2011. Total Cost Estimation Table for the readjustment zone was approved by Taichung City Government on October 5, 2011.Results of land allocation were declared for a month between November 16, 2011 and Decemeber16, 2011.Objection has been resolved through coordination. Zhongxing Land Office has completed cadastral survey and land registration and renewed rights certificates on September 1 and 8, 2012.Except for water conservancy, transportation, and road maintenance, all the other readjustment projects were checked and accepted and handed over on November 13, 2012.
